Five reasons we take an attic back to bare joists
Insulation isn’t something you replace on a schedule. It comes out when something has happened to it — and what happened decides how the job runs.
Rodents have been living in it
Droppings, urine, nesting material and the smell that comes with all three. Insulation is fibre — it soaks that up and holds it, and every time the attic heats up it comes back down through the ceiling. It cannot be cleaned, treated or sprayed. It has to leave the house. We remove it, sanitise what’s underneath, and put fresh material in.
Wildfire smoke got into the attic
Smoke doesn’t pass through an attic, it settles in it. The insulation holds the particles, and on the first hot day of the following summer the smell comes back into the house through the ceiling. Around Spokane that is a live problem most years. This is frequently covered by homeowner’s insurance — we work with adjusters and can write the estimate for the claim.
Water, ice dams or mold
A roof leak, a bathroom fan venting into the attic, or ice damming over a Spokane winter. Wet insulation loses most of its R-value and stays wet — it doesn’t dry out up there. Left long enough it grows mold. If we find active mold we’ll tell you straight and bring in a remediation contractor before we re-insulate.
It has settled flat
Blown insulation compresses over twenty or thirty years. What was a foot deep is now four inches, and R-value is almost entirely about depth. If you can see the tops of the joists standing proud of the insulation, you are heating the sky. Often this is a top-up rather than a removal — we’ll tell you which when we look.
Vermiculite — and why we won’t touch it
If your attic has loose grey-brown pebbles that look like tiny accordions, that is vermiculite, and a great deal of what was sold in this country came from a mine in Libby, Montana that was contaminated with asbestos. We do not remove vermiculite. Disturbing it is the dangerous part, so leave it alone and call a licensed asbestos abatement contractor — we’ll point you at one. Once it’s gone we’ll happily insulate.

Attic insulation removal, answered
Is it worth taking the old insulation out?
If it’s clean, dry and simply thin — no. We’ll top it up and save you money. If rodents, smoke or water have been in it, yes, because blowing new material over a contaminated layer buries the problem instead of fixing it, and you lose the R-value anyway. Do you have to remove old attic insulation before adding new? Cold floors too? We also insulate the floor over the crawl space to R-38. See crawl space and floor insulation.
Can I remove attic insulation myself?
You can rent a vacuum. What you can’t easily do is keep the contamination out of the rest of the house, work safely on joists in a hot attic, and get rid of thirty bags of contaminated fibre afterwards. Most people who call us have already tried.
What R-value should my attic be in Spokane?
In Eastern Washington and North Idaho we insulate attics to R-60, walls to R-21 and floors over a crawl space to R-38. Most houses here built before about 2010 are well short of that. On older houses where the attic can’t fit R-60, we insulate to R-49.
How long does attic insulation removal take?
Most attics are a single day, removal and re-insulation together, with a crew of two or three. Bigger or harder-to-reach attics run into a second day and we’ll say so up front.
What’s the best insulation to go back in?
The best insulation depends on your home’s structure, energy goals, and budget. After a removal we usually re-insulate by blowing in loose-fill fiberglass insulation to R-60 — it fills around every truss and wire. Where the framing is open, fiberglass batt insulation is the cheaper fit. Attic insulation installation after the clean-out is part of the same day.
Do I need to be home?
For the estimate, yes — we need to get to the hatch. On the day of the work, only to let us in. Most people go to work.
How do you get the old insulation out?
With a commercial insulation vacuum, with the hose run out to the truck and everything bagged as it comes out. We cover the floors, lay a run from the attic hatch to the door, and contain the work area so what’s in the attic stays in the attic.
Do you remove insulation after mice or rats?
Yes. Insulation that rodents have lived in can’t be cleaned, treated or sprayed, so it has to leave the house. We remove it, sanitise what’s underneath, and put fresh insulation in, to R-60.
